A substantial number of St Louis Park MN condos were built in 2007, most notably at Excelsior and Grand, and some of us wondered if this segment of the St Louis Park real estate market had been overbuilt. However, inventory is shrinking, sales are up, and the federal tax credit is fueling condo sales across the Twin Cities. Prices are still good, but it seems that the bottom of the market has passed and sales are up.
At the time of this post, the Northstar Regional MLS system indicates that there are 105 condominiums for sale, including lofts, low rise, high rise, and manor style homes. The average asking price is $183,968, and prices span from $600,000 down to $60,000. The price bracket that offers the most selection is $100,000 to $200,000.
In the $400,000’s you will find two or three bedroom units in The Condos in Excelsior, featuring a private entrance, hardwood floors, granite countertops, and a heated garage. If you are looking to spend about $300,000 for completed new construction, Excelsior and Grand is a must-see. Features include maple floors, contemporary maple cabinets, natural woodwork, and a balcony. Short sales situations are common among the Excelsior and Grand St Louis Park MN condominiums, and you will be able to purchase these for considerably less that what the seller paid for them. Bargain-hunters should be on full-alert, because this is the time to buy.
One 55+ condo community worth mentioning is Village in the Park. Many of these have been upgraded to the hilt, and offer open floor plans, a generous master bedroom and sunroom. Double parking stalls are available.
On the lower end of the spectrum, you should be able to find a two bedroom, one bath condominium in Greensboro community priced in the 60’s. Some of these may need some work, which means you have an opportunity for instant equity.
