Eden Prairie is strategically located about 11 miles southwest of Minneapolis MN, and along the northern banks of the Minnesota River. This dynamic city of 60,000 closely guards its parks, trees, lakes, wetlands, open areas against any unsightly development. Therefore, its residents still enjoy the mixture of water, woods, and lush open areas that grace this beautiful town with a sort of bucolic serenity. Business and natural beauty coexist quite easily here. The easy commute to Minneapolis and the tremendous commerce of the area are facilitated by the fact that the city is truncated by several major routes; major highways include U.S. Highway 212, U.S Highway 69, MN 5, and Interstate 494. The new Highway 312 is also well established well ahead of schedule, relieving U.S. 12 and U.S. 5. of considerable traffic flow. Eventually, the new 312 will take the role of U.S. 212, but existing highway roads will all remain.

All of this road work is good news for Eden Prairie homeowners as well. Eden Prairie seems closer to Minneapolis than ever, and home buyers no longer object to Eden Prairie as being to distant from the center of the metro. Add the aggressive EP Chamber of Commerce, a giant shopping mall, an airport, and a nine million square foot commercial park, and you have all the ingredients necessary for a thriving local economy. No one can predict the future, but the smart money is on Eden Prairie real estate because it is doubly blessed. This community is not only very accessible, but it is “landlocked.” (The city is classified as “fully developed.”) This means that buildable land is very expensive. New construction opportunities are restricted to a few condo, townhome, and high-end single family homes. Therefore, homeowners who decide to sell in the future will have virtually no competition from spec homes or custom builders. Compare this to the plight of homesellers in communities like Shakopee or Prior Lake who suffer because their communities are “over-built” but still contain plenty of buildable land. You don’t have to be a Donald Trump to see that land supply is restricted, and that this bodes well for future sales of existing homes.

But the “backbone” of the housing market in Eden Prairie is the midrange selection of homes between $400-800K. A Realtor’s search of the Northstar Regional Eden Prairie MLS will usually render about four to six dozen mid-range single family homes. Many of these neighborhoods are only ten years old or less, and all of them reflect pride in home ownership. You can expect large yards up to half an acre or so, and well planned neighborhood road layouts that minimize through-traffic and noise. Amenities will include things like bamboo floors, granite countertops, heated three car garages, maple cabinets, and even master suites boasting vaulted ceilings, fireplaces, and Jacuzzis.

Eden Prairie townhomes provide affordable, convenient options here. With so many businesses located here, there are always plenty of corporate transients and people who are relocating in a hurry.
